Let Only
Rent Collect

'Full Management'

This provides rent and legal protection on your behalf which will guarantee the rent for the term of the tenancy. Conditions do apply please speak to a representative of Quentin Marks Lettings.

This service removes the hassle of letting your property; from finding the right tenant to collecting the rent and ensuring your property is well maintained. 

We  advertise and promote your property (including on Zoopla) until a suitable tenant is found and will accompany perspective tenants on viewings if required.

Once a suitable tenant has been selected, we carry out a full credit search via an independent credit referencing company including employers, previous landlords and their bank where appropriate. We will then prepare a tenancy agreement, an inventory and schedule of condition, collect the first months' rent in advance together with a security deposit. As stakeholders we will register the tenants deposit in the Deposit Protection Scheme.

We will visit the property on a quarterly basis to check on the general condition of the property and send a report to you regarding our findings. We will then discuss any problems with you and will arrange maintenance and repairs as necesary, including estimates where appropriate and liaising with contractors and tenant(s) on all matters.

We will provide monthly statements and assist with year end figures for tax returns if needed.

At the end of the tenancy, we will check the tenant out of the property, taking meter readings and inform the utilities. We will process the return of the tenants deposit less any charges for dilapidations, cleaning, outstanding rent addresses and arranging contractors to carry out any outstanding works.

Full Management

'Let Only'

Included in the Let Only service we undertake to advertise and promote your property until the suitable tenant is found and will accompany perspective tenants on viewings if required.

Once a suitable tenant has been selected, we carry out a full credit search via an independent credit referencing company including employers, previous landlords and their bank were appropriate. We will then prepare a tenancy agreement, an inventory and schedule of condition, collect the first months' rent in advance together with a security deposit.

Please note that new regulations introduced in April 2006 require tenants; deposits to be held in 'an approved scheme' and not in a landlord's private account. We will be able to hold this on your behalf or you will need to confirm which approved scheme the money is to be held in.

Let Only

'Rent Collect'

For some people, ensuring a property is occupied and the rent collected are key issues. With this service, we collect the monthy rental and pay it into your designated account by BACS, submitting monthly statements to you and, as stakeholders, hold the tenant's deposit in the Deposit Protection Scheme and we will chase any arrears on your behalf. The final inspections are carried out by the landlord but, we can assist and advise on the final inspection if this is required.
